Should You Sell High and Try to Buy Low?


The Real Estate Market is INCREDIBLE, as I'm sure you've heard... Many people are trying to decide if now is the best time to sell and the answer is a resounding YES. The next question they're asking is... Where will I move?

Some folks are getting crafty and thinking that if they sell now, they can sell while the market is high, then later--when the market crashes (as markets do) they can buy a home at a reasonable price. Sounds smart? Right?

Maybe. No one knows what will happen with the real estate market. One day it's up, the next day it's down. Markets fluctuate and you may benefit from selling and renting for a while. Maybe one day the bottom will fall out and home prices will go back down--and maybe not. Maybe home prices in DFW are permanently increasing.

My opinion, and the opinion of many of us who are dealing in residential real estate day-to-day is that DFW property values are increasing for a variety of reasons, including but not limited to the following:

  1. COVID Issues (Lockdown, Home Schooling, Life Changes)

  2. Low Interest Rates

  3. Influx of People from Other States

  4. Hedge Funds Buying Up Houses

  5. DFW Affordability Index

This means that the Dallas area real estate market has been undervalued and is merely catching up with the rest of the country. Dallas has had a historically low cost of living and lower home values than desirable places such as the East and West Coasts. Now Texas is THE PLACE TO BE and I feel that now is the time to secure housing at prices that are lower than they will be in the future.

It's my opinion that buying now is a good idea. I'm not just saying this because I am a real estate agent, but because I truly believe buying is a great investment at this time, even at the highest levels that we've seen in this 2021 real estate spike. I am so confident that housing values are increasing in DFW that I personally bought a new home last month. I think it's a great time to sell, HECK YEAH, but I also think it's a great time to buy.

Get it now before the prices get even crazier.
